Now i want to describe briefly the items and qualifications that will strengthen your loan, these are things that I need to get from you that will carry you from start to finish through the commercial loan process and get your loan funded. I need an executive summary, an exe summary is the story,the gameplan, the meat and cheese of the deal, the big picture it overviews what you want to achieve and why it will be successful. Having a good written executive summary is very conducive to catching the eye of a good lender. Usually but not always if i start working on your deal i will also have you fill out a project summary pdf file ( you may already have a similar document that will suffice or you may have a very simple loan that does not need explanation) it's a broad spectrum commercial application that takes ten minutes to fill out , the lender looks at this to see if the deal makes sense. Once we have these items submitted to a lender, they will let us know if they like the deal and we move forward to a conference call with our lender and hammer out the terms of the deal. If you already have all these items in place, a term sheet can be provided in just a couple days if it is a strong deal.

QUALIFICATIONS AND LOAN DETRIMENTS
Equally important i need to go over what is detrimental to closing a loan, from my experience time and again these are issues that can hold a deal back. Lack of funds /No skin in the game, 100% financing without contribution from the borrower despite their best intentions and ideas will not sway a lender into funding a project, every borrower needs to bring something to the table either down payment or real estate collateral and assets. Next is poorly structured or incomplete loan submission, a loan has to make sense it should be apparent and evident to a lender, proper classification and packaging of your loan is our duty but it is supported by accurate portrayal of the facts represented in your deal so proper communication between you and I is vital. Another challenge is shot credit, if your credit is absolutely shot then there is little anyone can do for you( some hard money scenario's will still apply).These represent my limitations in lending, other then these, i will give any scenario a go.

If you are the kind of person that would like to try his/her hand at being a professional player of some kind within the casino world, then I have the perfect Baccarat method for you. Yes, I play my method every single day, afterall, it's the only reason why I'm living in Vegas. And No, my method isn't cheap! If you are the nickel and dime type of player, then this isn't for you! I'm not saying that you can't start out on the lower limit tables or anything. What I'm saying is that this game takes a substantial bankroll in order to consistently win. So, if for some reason you are convinced that you can beat this game on a 20 unit bankroll, FORGET ABOUT IT! That will never happen. But, if you understand that "it takes money to make it," then you will profit with this game for the rest of your life.
Now, I know the skeptics are wondering if my method really works or not? Well, why don't you put me to the test and watch me prove you wrong EVERY SINGLE TIME. Nobody is going to understand my betting strategy until I explain it to them, so I do not mind showing you proof that it works before you pay. Just bring your hardest shoes (or shoes that just gave you problems) with you to any casino of your choice and watch me destroy them. By the way, I do not look at your shoes either. I will have you call out the decisions, after you see where my next bet would have been on my score card. You would have to be a fool to not at least check it for yourself, before you made any judgement. Make no mistakes about it, I HAVE THE ONLY BACCARAT METHOD THAT WORKS IN A LIVE CASINO ENVIRONMENT! Nobody else's that I've tried can make the same claim!

The lender typically pays between a 75-90% loan to value. The loan is typically repayable in 3-10 years. And, often they offer one balloon payment so there are no payments until the term ends. The interest rate is very low usually between 3-7% simple interest. Another interesting feature is that the loan does not go on the borrower's credit report. Plus, since this is a nonrecourse loan if the loan is defaulted the borrower just walks away. The stock usually stays in the name of the borrower and will continue to go up or down on the market and can even appreciate in value during the life of the loan. However if the value goes down the borrower is not liable to pay the difference between the amount paid per share in the loan and the new actual value. Further, there are no upfront fees. The company is paid typically 5% of the loan amount when the loan funds.
One strategy may be to use cash to purchase stock that is appreciating and then acquire a loan on the stock. Next the loan funds can be used to purchase income producing commercial real estate. The real estate would be owned free and clear and with a balloon payment option on the stock loan no loan payments would be due on the loan until the end of the balloon period. After the property is purchased free and clear it could be refinanced with cash out. The cash could be used to purchase more stock. The borrower could get another loan against the new stock to purchase additional income producing real estate. The borrower could keep going until they had a nice portfolio of properties. They will have acquired properties with no down payment, no long and complicated approval process, no credit or financial reviews, no lien against the properties, and if they default on the loan they property is never in jeopardy. It really is a great program with lots of applications.
The loan approval process is very simple and quick. The qualifications are that 1) the stock must be traded on a publicly traded market. It can be on international markets as well as US markets, including European and Asian markets; and 2) the stocks must have a daily trade volume of $50,000 or more.
All we need to get moving forward is to get a copy of the most recent stock quarterly statement or if the borrower doesn't have this we just need the the ticker symbols, the number of shares, and if there are any restrictions on the stock. Once we have this information the company will issue a term sheet within 24-48 hours. Once the loan documents are signed by the borrower the loan will fund in the next 24-48 hours. The process is very quick and does not have a lot of documents to sign.
The minimum loan amount is $100,000. So, ideally the value of the stocks must be at least valued at $125,000.
The company can work with stock with restrictions. So restricted stock is okay in some cases.
The company uses its own funds and has upwards of $3b available to it for funding, so they are able to fund quickly and fund stocks others may not be able to get done.
